Terms & Conditions & Cancellation Policy
Please ensure you read and fully understand these booking Terms and Conditions, and Cancellation Policy.
If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings. You should do this before you book the property.
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing, via the letter of confirmation sent to you by email (or by post) and once a deposit or full payment is made.
Bookings are subject to the following terms and conditions:

A contract between you and the owner/management will come into existence when the deposit or full payment is received, and a booking confirmation is issued showing the confirmed holiday dates.

The deposit must be paid within 3 days of the booking being placed.

The full payment must be paid before 8 weeks of the booking date (check-in date).

If you become aware of a difference in holiday dates, please inform us immediately.

The contract binds you (the lead booker) & all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

We require the names, ages, and contact details of all guests.

A 30% deposit of the holiday cost is payable at the time of booking.

Bookings made less than sixty days before your arrival date must be paid in full, plus the £150.00 refundable damage deposit (if requested).

The balance must be paid no later than sixty (60) days before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation.

If the arrival date is less than 8 weeks, the balance must be paid in full when booking. The contract between you and the owner/management will come into existence when the full payment is received, and a booking confirmation is issued showing the confirmed holiday dates.

All cancellations must be notified in writing and once received we will confirm the cancellation.

The customer remains liable for a percentage of the booking cost when a cancellation is received, as detailed below:Number of days before the holiday when cancelled | The % of booking cost payable

If we are successful in getting a replacement booking, we will refund the total amount paid less a 10% booking fee and any difference in price between your original and the replacement booking.

We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us.

If our property must close due to government restrictions or put into local/regional lockdown for your holiday dates and we are unable to accommodate you, you will be refunded in full.

The maximum number of persons occupying the property must not exceed SIX (6) persons (this includes total adults, children and babies) and only those listed on the booking form can occupy the property. If you wish to invite additional visitors to visit you during your stay, please ask us first. Please note that if there are more than SIX (6) persons in total staying at the cottage, you will be asked to leave and will forfeit the full cost of accommodation. This is for your safety and in order to comply with fire regulations and insurance restrictions.

Please be advised that no extra overnight visitors are allowed to stay at the property.

Bookings cannot be accepted from persons under eighteen years of age (18).

The owner reserves the right to refuse a booking without giving any reason.

We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes.

Tenancies normally commence at 15:00pm on the arrival date and guests are required to leave the rental by 10:00am on the day of departure. Failure to do so may result in you being charged a further day’s rental.

You must not use the property except for the purpose of a holiday.
-
Smoking and vaping is not allowed in the property. A penalty fine of £100.00 will be payable and charged if there is any evidence of smoking or vaping in the cottage.

Vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused will be at your expense.
Pets:
-
We allow TWO (2) dogs maximum, no other kind of pets.
-
Dogs must be booked in, and the cost is £20.00 per dog per stay. If you do not make us aware of dogs prior to arrival, you will be charged the dog fee of £20.00 per dog, plus an additional £5.00 administration fee.

Dogs must not be allowed on the furniture, especially sofas and beds.

Guests are responsible for cleaning up after their pets. Dog fouling will incur a penalty fee of £100.00.▪ Please clean muddy dogs using the outside tap and not with our towels.

Dogs must not be left alone, unattended in the property under any circumstances, as they may damage furniture, fittings, or contents. Any damage to furniture, fittings, or contents will result in a requirement for the booking party to make good the cost of repair or replacement.

Stair gates are provided which help control where dogs can wander. Dogs should be kept downstairs.

If the property requires additional cleaning due to excessive dog hair or if dogs have been in the bedrooms, on the beds, or on a sofa(s) or chair(s), we will charge a £50.00 fee to cover the extra cleaning costs.

You are responsible for your dog(s), and you will be charged for any damage caused by your dog(s).

Please clean all dog equipment (feed/drink bowls etc before departure).
Damage deposit:
In making a booking you accept responsibility for any theft, breakage or damage caused by you, your pets or any member of your party, and agree to indemnify us (the cottage owner or management) in full for any loss that we may incur as a result. A security deposit of £150 is required and will be returned within 14 days of the end of your holiday, less the cost of damage/breakages.
Damages and breakages:
Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please inform us immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage, or extra cleaning costs. These are to be paid for in full within 7 days of notification.
▪ If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner/management may bring a claim against you for any loss arising as a result.
▪ Please do not move any furniture from one room to another or any of the indoor furniture, furnishings, or bedlinen outside.
▪ Please remove dirty shoes before entering the house. Please minimise shoe use on carpets.
▪ Please lock all the doors and close all the windows when you leave the property unoccupied.
▪ Please close all internal doors due to fire regulations.
▪ Please leave the keys in the key safe when not occupying the property.
▪ Please ensure that you leave the keys in the key safe when you check-out.
▪ Please make sure you switch off lights, heating, or any electrical appliances when you go out – we’re an eco-friendly holiday home.
▪ Please don’t take any bath towels with you to the beach, please bring your own beach towels.
▪ Please bring your own towels for the hot tub.
▪ The owner reserves the right to make a charge to cover additional cleaning costs if the guest(s)/client leaves the property in an unacceptable condition.
▪ Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.▪ The client/guest(s) may in no circumstance re-let or sublet the property. This will lead to termination of the booking and no refund will be given.
▪ The owners/management shall not be liable to you or your holiday party for loss or damage to property, however arising.
▪ All inventory must remain in the property and not be taken to another property, or leave the property under any circumstances.
▪ You are responsible for the supervision of all members of your party under the age of 18 at all times.
▪ Please follow the general waste and recycling policies, as these are Welsh Government legislation.
▪ Due to fire regulations in Wales, we cannot allow e-scooters or e-bikes, and no such articles should be left inside the cottage or property, and charging such equipment is not permitted, whether indoors or outdoors. We reserve the right to remove any e- scooters or e-bikes, or any electronic articles from the property, and if rules are broken, we reserve the right to end your booking at the cottage. This is to comply with the regulations. Charging of electric cars is not permitted.
▪ Please respect the local community and try to keep noise levels to a minimum, especially between the hours of 11 pm and 8 am.
▪ We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort, or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.
▪ Fireworks, Chinese lanterns, fire pits, candles, and portable BBQs are prohibited.
▪ All nappies and dog waste must be discarded of appropriately and not left in the cottage, or outside the cottage.
▪ Please ensure that you log out of all applications on the various smart TVs located around the rooms in the cottage. The owners/management do not accept any responsibility if your log in details are used by other guests.
Hot tub rules:
▪ The use of the hot tub is entirely at the risk of the booking party.
▪ We cannot guarantee that the hot tub is ready to use for your first night. Any abusive, threatening, or obstructive behaviour will not be tolerated, and the owner/management reserves the right to ask you to leave the property, and you will forfeit all money paid, with no refunds given.
▪ Parents must always supervise children in and around the hot tub. Children under 5 are prohibited from using the tub as high temperatures can affect little ones much quicker than adults. An adult must always accompany children under 16 and enforce the rules of safety, this is your, the booking party’s responsibility. For children under 16, the temperature should be a maximum of 36 degrees C and they shouldn’t stay in the tub for longer than 10 minutes at a time.
▪ Maximum temperature for adults without a health condition or being pregnant should be 38.5 degrees C. Avoid using the hot tub for longer than 20 minutes.
▪ Anyone with existing medical conditions should consult with a doctor before using the hot tub.▪ Pregnant women should not use the hot tub unless they have consulted with a doctor before using the hot tub and the temperature kept cooler (a maximum of 36 degrees C) and reduce the time spent in the hot tub.
▪ People with skin, ear, genital, or other body infections, open sores or wounds should not use the hot tub due to the possibility of spreading infection or irritating the existing condition.
▪ Do not immerse your head in the hot tub water.
▪ A relaxing glass of wine is fine but do not drink to intoxication. The heat of the hot tub can speed up the effects of alcohol. Do not leave glass in or around the hot tub or surrounding areas.
▪ We recommend drinking plenty of water whilst using the hot tub.
▪ Never use glass (glassware or bottles) in or around the hot tub, please use plastic glasses only. Broken glass is difficult to see in the hot tub water and broken glass and bare feet don’t mix!
▪ Please shower before use and remove fake tan. Scum line appearing on the waterline and damage to filters as result of fake tan will result in a fine of £120 and the hot tub will need to be closed for immediate deep clean. It will not be reopened for your stay.
▪ Take care when entering or leaving the hot tub as leg muscles may be relaxed and feel unsteady and the steps can be slippery when wet.
▪ If any fault or damage occurs with the hot tub, please inform us immediately.
▪ Only paying guests are permitted to use the hot tub and should not exceed the occupancy of the hot tub, which is 7 adults.
▪ Please do not use the hot tub after 10pm, and before 8am.
▪ Please make sure the cover is left on and secured after use.
▪ Please note that due to heating times, the hot tub may not be ready for your first night.
▪ Any misuse of the hot tub, we reserve the right to close it down.
▪ Please note that we or our agents will be testing the chemical levels daily and may ask you to vacate the hot tub for this check to happen. This is for your safety. Any abuse in any form will not be tolerated, and we reserve the right to shut it down immediately, and you will forfeit any amount paid for the booking.
▪ Please note, although we try our very best, we cannot guarantee the hot tub will be ready for your first night. This is because we empty, clean, sanitise, refill, and reheat the hot tub between each guest. The heating times vary dependant on the temperature the water is when refilling. Again, any abuse because of the hot tub not being ready for your first night will not be tolerated and we reserve the right to shut it down for the entire stay. If any abusive or threatening behaviour occurs, the owners/management reserve the right to ask you to leave the cottage immediately and you will forfeit any amount paid for the booking.
▪ Should the hot tub be unavailable to you during your stay, we will inform you. If the hot tub is not in working order during your stay, we will inform you.
▪ If the hot tub becomes damaged, broken or not working during your stay, please inform us immediately. If you do not inform us of the issue, we reserve the right to charge you a fee of your whole security deposit.
▪ If you misuse, damage, or break the hot tub, please inform us immediately. You may be required to cover the full cost of repairing or replacing it. This will also result in your security deposit being used to cover some costs. Any abuse or threatening behaviour will not be tolerated.
▪ Please do not switch off the hot tub during your stay (unless there is a safety issue - please inform us immediately) without first obtaining permission, as this creates problems and added costs, and the hot tub water will cool down and will take hours to reheat. If there are any problems with the hot tub, please inform us immediately.
Car Parking
▪ Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties. Parking is limited to 4 vehicles.
▪ All cars are parked at car owners’ risk. The management or owner of the cottage will not accept any responsibility for any damage, losses, or accidents. You should ensure that you have suitable car insurance, and no uninsured or untaxed vehicle must be parked at the cottage car park or any land belonging to the property owner.
Check-out – is at 10am
Before you leave, please ensure that you:
▪ Recycle glass, tin, plastic, card and paper in the correct bins, as labeled, or on the waste and recycling information sheet in the Welcome Information Booklet and paper located in the kitchen. The big bins are located outside by the road (all labelled in the following colours):
▪ Mixed Glass – Green coloured lid
▪ Cardboard and Paper – Blue coloured lid
▪ Plastic, Cartons, and Metal – Orange coloured lid
▪ Place unrecyclable goods in a black bin bag, in the cream bin within the cottage and transferred to the large grey Veolia bin outside the cottage (at the top of the drive) before you depart. (The grey bin is labelled General Waste).
▪ Food waste is to be put in the brown bin in your cottage and transferred to the large grey Veolia bin outside the cottage.
▪ Empty all bathroom, bedroom & kitchen bins before departing.
▪ Wipe oven, hob, microwave, and worktops clean after each use.
▪ Empty kettle of water.
▪ Please clean, wash & dry all cutlery, crockery, utensils, and all kitchen equipment before departing.
▪ Empty dishwasher before departing.
▪ If you want to use the services of a third-party supplier (e.g. a chef, beauty treatments) this must be agreed beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave. We do not accept liability for the activities of these third-party suppliers.
▪ Domestic electric vehicle chargers (commonly known as a ‘granny charger’ or a ‘trickle charger’) are not suitable for use at the property and are strictly forbidden. You are liable for any damage or loss suffered by us due to your unauthorised use of domestic chargers.
▪ There are electric vehicle charging points located in various locations on the island, please utilise them and plan your journeys accordingly.
▪ Any problem or complaint must be immediately reported directly to us/our representatives to allow us the opportunity to resolve it.
▪ Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if they do not abide by the rules. It is the booking party, or the lead/principal booker’s responsibility to ensure all guests understand and accept the Terms & Conditions policy.
▪ This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home.
▪ Please DO NOT move the fire blanket or fire extinguisher(s). A fine of £100 will be placed if these items are lost, stolen, or broken, or if any misuse of the equipment. This is for your, and other guests’ safety.
Lost Property
▪ We regret that we cannot accept responsibility for any lost property left behind after your stay. Whilst we will make every effort to return lost property, this will only be done on receipt of full payment of the registered post plus a £10 handling and packing charge. We cannot guarantee property will be returned quickly as often the housekeepers have to arrange to transport the item(s) to the Office. Items not claimed after 28 days will be disposed of.
▪ The use of the cottages, its contents, and site facilities is entirely at the user’s risk. We cannot accept responsibility for any injury or death to the hirer or any of their party, or other third parties, or for loss or damage to their belongings, vehicles, or their contents or any other personal possessions or monies.
▪ Any theft occurring during your stay due to lack of vigilance in terms of locking the property will invalidate the terms of the insurance and thus costs will have to be met by yourself.
Wi-Fi:
The guest agrees to reasonable and lawful usage. Any illegal content activities will result in termination of your booking with no refund given.
▪ If the Wi-Fi trips, please inform us so we can arrange for it to be reconnected.
▪ The cottage is equipped with fibre to the premises (FTTP) WiFi. The password is within the cottage's Welcome Folder or on the BT hub. For all users of wifi, the Guest(s) undertakes the following:
▪ Not to use the WIFI for any unlawful, inappropriate, or immoral purpose;
▪ Not to make any use of the WIFI such that the whole or part of the WIFI is interrupted, damaged, rendered less efficient, or the effectiveness or functionality ofthe WIFI is in any way impaired. This includes limiting the amount of large files to be uploaded and gaming/streaming movies;
▪ The band width can be an issue as it is a rural area service and may be very limited. We have invested in a super fast fibre Broadband contract to try to increase the band width. The owners/management thus ask that guests use the WIFI service
responsibly in order for all guests to be able to use the service. The WIFI can cope with basic functions such as accessing information, emails and using Facebook etc but streaming games, large files, films and uploading large documents may greatly impede the band width provision. If all guests were to stream a film at the same time, the WIFI would possibly not cope and cease altogether. The owners/management may block access to certain websites on the WIFI, including for example certain high bandwidth websites, in order to share bandwidth more amongst its user group.
▪ Not to use the WIFI for the transmission or posting of any computer viruses or any material which is defamatory, offensive or of an obscene or menacing character or in such a way as to cause annoyance, inconvenience, or needless anxiety;
▪ Not to use the WIFI in a manner which constitutes a violation or infringement of the rights of any person, firm or company (including rights of copyright or confidentiality);
▪ Not to use the WIFI to transmit any material for the purposes of publicity, promotion and/or advertising without the prior written consent of the Owner unless such transmission has been specifically requested by another User of the WIFI;
▪ That in the event that it has any right, claim or action against any other user arising out of the use of the WIFI then it shall pursue such right, claim or action independently of, and without recourse to, the Owner; and
▪ The User will indemnify and defend Owner(s) against all claims, liability, damages, costs, and expenses, including legal fees, arising out of a breach of these Terms and Conditions or any Use of the WIFI by the User. The User acknowledges that Owners have no control over the nature or content of information or programs transmitted or received by the User using the WIFI and that Owners do not examine in any way the use to which the User puts the WIFI. The User agrees to fully indemnify the Owner against any claims or legal proceedings arising in connection with User’s use of the WIFI which are brought or threatened against the Owner by any other person.
▪ The wifi service is free of charge
▪ We cannot be held responsible if the service does not work so please do not book the cottage relying on this service. Often the weather can also affect the signal for some reason.Services Electricity and heating are provided. If you put the boiler on to constant, please do not leave it on that mode when you leave and set it back to the timer/scheduled setting. The hot water is constantly on, please do not
change or alter this.
Log Burner
The wood-burning stove can be used in addition to the other form of heating provided. A small basket of logs (initial supply) is provided free of charge during the Winter months of the year only – December/January/February. This is a starter pack only and enough for one fire. Further logs may be bought locally (Central Garage, Amlwch; Coop Amlwch; Morrisons Local, Cemaes; Tregele Service Station.
Linen
All bed linen is included in the rental price. There will be one bath towel per person and a bathmat per bathroom. In most cases there will be a few hand towels as appropriate to the number of bathrooms. At least one tea towel is provided for your stay. We do not provide bed linen for the travel cot, please bring your own. If you prefer to use your own bedding, please inform us at least a week prior to your arrival date.
Health and Safety
▪ The Owners wish to comply with the legislation governing holiday accommodation. There is a Welcome Folder within the cottage, and there are instruction leaflets for the appliances (in the utility room). Please ensure that the instructions provided are followed by the relevant manufacturer in order to keep safe and look after the appliances. If anything breaks or fails to work, please advise either the owner/management, or your booking agent, or the contact person as soon as is feasible, and a replacement can be provided. In terms of fire safety, there are smoke detectors in each room, heat alarms in the relevant rooms, and carbon monoxide alarms in the relevant rooms (as the current Fire regulations in Wales stipulate) and a fire guard is available for the log burner.
▪ Please note that bathrooms, and bath/shower and basin areas can be slippery when wet. Please dynamically risk assess these areas before you use the facilities and use the bathmats and/or towels as appropriate to stay safe from potential slips and falls. If you have any concerns, do call us or our agents prior to the use of a bathroom shower/bath and we can assist with advice.
Refuse
There are commercial bins provided which are collected regularly. In these cases, the recycling can be put into the correct bins, which are labelled and coloured coordinated, and general & non-recyclable waste must be put into a black bin bag and into the commercial bins (grey Veolia bin). These instructions are also discussed/referenced above. Pleaseensure nappies and dog mess is bagged and then put in a larger bin bag before being disposed of in the grey or black bin. Most of the bins are hand emptied.
Dogs
Dogs are charged for and are only accepted on the strict understanding that they are kept under control, exercised off the premises and are not permitted in the bedrooms or on any of the furniture. They should not be left in the property unsupervised as this can result in considerable damage to the property and distress to the dog. For the comfort of future guests, please ensure that your dog’s flea and worming treatment is up to date. Relevant injections should have been addressed also. The most common reason for property owners changing their minds and deciding not to accept dogs is a failure to comply with these conditions which is not fair for those dog owners that are responsible and wish to bring their much-loved pet with them to enjoy their break. Please bring your dog's bedding and any
necessary feeding equipment.
At the end of the holiday, all traces of the dog(s) should be cleaned from the cottage, garden areas, and land/property surrounding the cottage. If any dog excrement is found outside the properties, we immediately raise a penalty payment of £100.00 to be deducted
from the Security Deposit.
If any dog(s) have left excessive hairs (been on the beds etc) or damaged the owner’s belongings, there will be replacement costs and a cleaning charge invoice raised for you to pay which will be deducted directly via the Security Deposit.
Please let us know if a dog staying is a puppy as we would wish to discuss that in detail prior to agreeing to the stay.
We indicate in the description that the property has an enclosed garden to help you in your choice of holiday, however, this does not mean that it is totally escape-proof for dogs – very few gardens would pass this test. Please note there are other dogs living locally and there are also sheep, lambs, and other farm animals kept in the surrounding fields. It will be your responsibility to ensure your dog does not cause any issues, distress, or deaths.
Please do not walk on other landowners’ property without their consent. Please do not walk around the pond on the land opposite the cottage. We have been made aware that this is becoming an issue and constitutes a form of trespass.
Breakages
Guests should take all reasonable care of the property, its fixtures and fittings and on-site facilities, and leave the accommodation in a good state of cleanliness. The housekeepers are not expected to wash dirty dishes left behind or empty the dishwasher and remove the
rubbish from bins, If any furniture is moved to suit your stay, please do place it all back in the original position before you leave.
We accept that the odd glass may get broken, so this will not affect the safe return of your damage/security deposit. We would appreciate that you inform us of any damage, in order for us to ensure that our next guests have an enjoyable and comfortable stay.Any breakages/faults etc should be reported as soon as possible as we cannot offer a remedy after the letting has ceased. We reserve the right to request payment to cover the cost of any repairs or replacements and a service charge of £10 to address the breakage. A representative of ourselves will call to assess any damage and assist where possible. Any damage will be recorded and photographs will be taken as appropriate.
Children's Safety
▪ Cleaning materials may be left in the cottage for the use of guests during their stay. We keep the cleaning products in cupboard under the sink, or high up if possible (which may not be, we cannot take any responsibility for any illness, or injury).
▪ It is the responsibility of guests to ensure that children are safe whilst in the cottage and are not able to access the cupboards where products are kept, or the utility room.
Local Beaches
▪ We recommend that you familiarise yourself with the safety advice prior to arrival on the beaches. Please also respect the local rules, regulations, and laws concerning dogs on beaches. Most beaches on Anglesey do not allow dogs between March and
September. Further information can be received from Anglesey Council’s website: https://www.anglesey.gov.wales/en/Residents/Pests-pollution-dogs-and-food-safety/Dog-control/Dog-restrictions-on-Angleseys-beaches.aspx (or any future webpage by the council).
Provision of Services
▪ We may facilitate local services. We also can provide facilities for babies and small children to assist you during your stay such as highchairs, travel cot, and so on. We cannot be held responsible for any illness, or injury that may arise from the use of
any service we have put into place for you.
Inventory
▪ There is a list of all the items provided in the cottage. This can in most cases be sent to you before your arrival should you request it and wish to see what else you may need to bring with you. We think we cater for most things but do let us know if you think we should consider anything else.
Lost Keys
▪ We issue one key per door. Should the key become lost or stolen, please advise us immediately. There will be a charge of £250 to cover the cost of a new lock and the locksmith’s call-out fees. We strongly advise all Guests to leave the key in the key safe when going out for the day. If you get locked out and a representative has to call and let you back in, a charge will be made for the service.
Property Characteristics
▪ The cottage was built many years ago (circa 1880s). Among the joys of living in such a property is that they are closer to nature than modern ones. Early Check-in

▪ Early check-in does not mean that the hot tub will be ready, as previously said, we cannot guarantee that the hot tub will be ready for your first nights’ stay.

Late Check-out
▪ Please note that late check-out may not be available on every occasion. We will inform you at the time of booking, or during your stay. We reserve the right to reject any late check-out request without providing a reason.

Food Allergens or Intolerances
▪ We cannot guarantee that foods which may cause allergic reactions or intolerances such as: The 14 allergens, which are:
Celery, cereals containing gluten (such as wheat, barley and oats), crustaceans (such as prawns, crabs and lobsters), eggs, fish, lupin, milk, molluscs (such as mussels and oysters), mustard, peanuts, sesame, soybeans, sulphur dioxide and sulphites (if the sulphur dioxide and sulphites are at a concentration of more than ten parts per million) and tree nuts (such as almonds, hazelnuts, walnuts, Brazil nuts, cashews, pecans, pistachios and macadamia nuts) have been or not been used in the kitchen or anywhere at the cottage. We cannot accept ANY responsibility for any reactions or otherwise to such allergies or intolerances.
Complaints
We hope that you have no cause to complain but, of course, are happy to work to resolve any issues that may arise. Please do call us, (or if you prefer, your booking agent) immediately if there is anything that does not meet your expectations. We would be sorry not to be able to sort anything out quickly and to the satisfaction of all guests, and thus it is essential any issues are reported whilst the Guest is in residence at the cottage.
We will not deal with any complaints made after the holiday. We like to see evidence of any issues encountered and be allowed the opportunity to put things right, which cannot happen after you leave.
Cancellations by the Owner
Should the Property, or any published facilities, become unavailable during the agreed period, then we will inform the Principle Booking Guest and provide a full explanation of the reasons for the withdrawal of the Property and/or facilities.The Guest may opt to cancel their confirmed Booking as a result of such change or withdrawal of the Owner’s facilities. The Owner or Agent will support the Guest in finding alternative accommodation should the Property become unavailable for whatever reason.
Should a Guest have to be moved, the Owner is responsible for any differential in costs for any alternative accommodation, so long as the differential is not more than a 10% increase.
The Owner will provide a full refund for any holiday that cannot take place as a result of the withdrawal of the Property. There will be no other compensation offered other than the differential in costs for a moved booking.
If you are forced to cancel your holiday because of adverse weather conditions, most Insurance Companies can offer cover which will allow you to claim for irrecoverable accommodation costs. We advise you to take out cancellation insurance and check the
Policy covers you for this eventuality. We strongly advise all guests to take out relevant travel insurance for their stay.
Occupancy
The number of persons/dogs occupying the cottage must not exceed the maximum number the cottage can accommodate, being 6 – SIX; which includes adults, children and infants,and 2-TWO dogs. If you are in any doubt, please ask prior to the Arrival Day. For fire safety
reasons, the people that stay in the accommodation must not be of a different identity to those named as part of the booking. We reserve the right to refuse admission to the cottage if this should occur. If you wish to change the people that will stay, please let us know and we can update our Booking System. If a celebration is planned during your stay, indoor or outdoor of the property, it is important that guests advise us. We sometimes have calls from neighbours and it is helpful if we are aware of what is going on. If the number of guests may exceed the advertised maximum as further guests are invited to call over to attend a celebration for the day, we need to be informed in case anything happens, and we have to account for numbers in the building. Please respect the neighbours in the surrounding area. Loud music and late noiseare not acceptable even if you are on holiday.
